Nashville’s Gulch poised to be next big office market. Terrazzo 94% leased.

Jason Turner keeps getting the same reaction to his firm’s office in the Gulch. It’s been 10 months since we moved in and clients are still saying, Whoa, this doesn’t feel like a law firm, said Turner, a partner at Keller Turner Ruth Andrews Ghanem & Heller PLLC, an entertainment law firm. The 4,600-square-foot pad in the Terrazzo tower was designed as a place where clients would be comfortable hanging out. And it shows from the songwriter room, where artists can brainstorm their next hit, to a showcase area for performances. You won’t find Readers Digest or Consumer Reports (two of the most popular magazines among law offices, according to Receptionmagazines.com) but copies of The Hollywood Reporter and Billboard.

Many professional service firms, especially those with ties to the creative industry, already have planted their flags in the Gulch. Terrazzo’s office space is 94 percent leased. The condo tower, which features four floors of office space, is home to law, real estate, public relations and accounting firms.

It feels like this is the new creative area of Nashville that is expanding, Turner said. It’s great to see businesses growing, especially the way the economy has been. We often joke every time we go out it seems like a new business is opening up in the Gulch. I really feel like we got in early at the right time because this has really taken off.

What makes the Gulch attractive? Accessibility, location and an abundance of parking, said Chelsea Drimmel, artist development manager for BE Music & Entertainment, a talent agency that opened an 11,000-square-foot office in Terrazzo in March. There are so many accessible points, Drimmel said. You can get here so much better than downtown. It’s easy in and easy out. While we don’t have the ability to say, Hey we are located right next to the Ryman, we do have the ability to say, There are 15 roads essentially that dead-end to our building. We are close to everything.

Tenants like the areas cool creative construction and walkable amenities so much they are willing to pay lease rates in the mid-$20s per square foot (the higher end of Nashville’s office market), said Robby Davis, a broker with Cassidy Turley , who handles leasing in the Gulch. Davis said those planning office high-rises in the Gulch will have no trouble competing with downtown for tenants. For a firm that deals with up-and-coming artists, being located in the Gulch brings instant credibility, said Drimmel.  A lot of artists know Music Row, but the Gulch is becoming a name like that as well, she said.

Nashville advertising and public relations agency Dye, Van Mol & Lawrence moved to the Gulch last summer. Before locating in the Terrazzo, the company was in the old YWCA building on 7th Avenue North downtown. The new open, modern office which drips with natural light, is a totally different feel from its old space, said Ronald Roberts, president and chief operating officer of DVL. This environment breeds creativity, which is very important to what we do. The neighborhood also is client friendly, Roberts said. If we need to do a client lunch there are so many spots to eat, he said. Roberts is confident more businesses will locate in the Gulch. That means more potential clients. The more opportunities for us the better, Roberts said.

Entertainment CPA Firm Sussman & Associates is Relocating to Terrazzo — Terrazzo office space is now 94% leased

ABC TV Pilot “Nashville” Filmed in Terrazzo Penthouse

Starring Connie Britton, the show is “a family soap set against the backdrop of the Nashville music scene revolving around one star at her peak and another on the rise,” according to Entertainment Weekly. Stay tuned this fall for what promises to be a hot new drama from Thelma & Louise writer Callie Khouri, with great scenes of Nashville including one of Terrazzo’s elegant penthouses!
